1. Introduction
These Terms & Conditions apply to all services provided by Leak Detect Ltd (“Leak Detect”, “we”, “our”, “us”). By booking our services, you agree to the terms set out below.
2. Scope of Services
Leak Detect provides leak detection and diagnostic services using specialist equipment including, but not limited to:
- Thermal imaging
- Acoustic detection
- Tracer gas testing
- Pressure testing
- Moisture investigation
- UV dye testing
Our role is to investigate, locate, and report on leaks and related defects. We do not carry out repairs unless explicitly agreed in advance.
3. Nature of Fees
Our fee is for the inspection and investigative service provided, not the amount of time spent on site. The duration of attendance may vary depending on the complexity of the issue and site conditions.
4. Appointment Times
Any appointment date or time given is an estimate only. We will use reasonable efforts to attend as agreed, but we are not liable for delays caused by traffic, weather, access restrictions, previous jobs overrunning, or any circumstance beyond our reasonable control.
5. Pricing & Payment
- All pricing is indicative and based on standard property assumptions set out in Section 10
- Final pricing is confirmed prior to attendance where possible
- Additional services or extended investigation time may incur additional charges
- Payment is due upon completion unless otherwise agreed in writing
- We reserve the right to request payment in advance where appropriate
We reserve the right to revise pricing where the property, system, access conditions, or nature of the issue differs materially from the information provided at booking.
6. Customer Information
The client must provide accurate and complete information when booking, including details about the property, system, symptoms, previous works, and any access limitations.
If information proves incomplete or inaccurate, this may affect pricing, timing, and the scope of the investigation.
7. Access & Site Conditions
The client must ensure:
- Safe and reasonable access to all relevant areas
- Clear access to pipe routes, meters, plant rooms, and service areas
- The property is suitable for inspection
- Adequate parking is available
If access is restricted, unsafe, cluttered, or refused:
- The investigation may be limited
- Additional time or return visits may be required
- The visit remains chargeable
Where pipework extends beyond the property (e.g. flats or shared systems), access to adjacent or communal areas may be required. Lack of access may limit findings.
8. Water Usage Conditions
For accurate testing:
- No water should be used during inspection
- No hot water should ideally be used for at least 4 hours prior
Failure to follow these conditions may affect results and may lead to inconclusive findings.
9. Nature and Limitations of Leak Detection
Leak detection is a diagnostic service, not a guarantee.
- Not all leaks are detectable in all conditions
- Results are affected by construction, pipework layout, system design, and environmental factors
- We use non-invasive methods wherever possible
Successful leak detection may mean narrowing the source to a reasonable investigation area, rather than identifying the exact point of failure.
The identification of one leak does not exclude additional leaks. One leak may mask another.
Where further investigation, opening up, or isolation is recommended and declined, we accept no liability for ongoing or worsening issues.
10. Property Assumptions & Requirements
10.1 Standard Property Basis
Pricing is based on a typical domestic property:
- Up to three bedrooms / two bathrooms
- Good internal access
- Parking within 50 metres
Larger or more complex properties may require revised pricing.
10.2 System Assumptions
Standard service assumes:
- A single mains water supply
- Pipework within typical domestic layouts
- Pressurised systems (typically above 1 bar)
Non-pressurised or complex systems may limit results or require additional work.
10.3 System Limitations
Certain installations may reduce accuracy, including:
- Shared systems
- Pipework in ducting or voids
- Sealed insulation or membranes
- Restricted or inaccessible areas
11. Reporting
- Reports reflect findings at the time of inspection only
- Reports are provided for the instructing client only
- No third party may rely on them without written consent
If a report is required for legal or dispute purposes, this must be agreed in advance.
Recommendations are based on observed conditions and should be considered alongside further investigation where appropriate.
12. Temporary Measures
Any temporary isolation or mitigation carried out is not a permanent repair unless agreed in writing.
Leak access, opening up, and repairs are separate from detection unless agreed.
13. Additional Costs
Additional charges may apply for:
- Extended investigation time
- Specialist testing
- Return visits
- Parking, tolls, or access charges
14. Testing Limitations & System Condition
Testing may expose pre-existing weaknesses or defects in pipework or systems.
Leak detection accuracy may be affected where sealants or chemical additives have been introduced prior to our attendance.
We reserve the right to change methods or equipment based on site conditions.
15. Liability
Our liability is limited to the value of the service provided.
We are not liable for:
- Secondary damage
- Repair costs
- Consequential or indirect losses
- Hidden or pre-existing defects
- Additional leaks discovered after inspection
- Outcomes where recommended further investigation is declined
Nothing in these terms excludes liability where unlawful.
16. Third-Party Works
Where we provide a probable leak location but are not instructed to carry out further investigation or opening up, we are not responsible if third parties require additional work to expose or repair the leak.
17. Cancellations
- 24 hours’ notice is required
- Late cancellations may incur a charge
- Missed appointments may be charged in full
18. Complaints
Any concerns must be raised within 7 days of the visit with supporting evidence where possible.
We will review and respond within a reasonable timeframe.
19. Privacy
All personal data is handled in accordance with our Privacy Policy.
20. Governing Law
These Terms & Conditions are governed by the laws of England and Wales.
